In November 2025, Sun Property (a member of Sun Group) officially introduces Charmora City – the central metropolis of Nha Trang, pioneering the application of the Sponge City model in Vietnam. On a scale of 227ha, with 60ha of water surface, the project is planned into 3 islands and 9 parks with diverse experiential facets, creating a symbol of green, sustainable, and prosperous living in the heart of the coastal city.

Located in Nam Nha Trang ward – where the new administrative center of Khanh Hoa province will be located, Charmora City is considered the "nucleus" in the province's urban expansion strategy. The project boasts a prime location as it is surrounded by two large rivers, Quan Truong and Tac River, inheriting the rare feng shui principle of "four waters converging, four beasts gathering" – symbolizing prosperity and sustainable wealth of the "capital" of the agarwood land.

With a total area of 227 ha, Charmora City is planned into 3 functional islands, including North Island, Central Island, and South Island. Each island has its own rhythm of life, but they are harmoniously connected within the overall complex, clearly reflecting the spirit of balanced development between humans and nature.

Charmora City is planned into 3 functional islands, including North Island (Dao Bac), Central Island (Dao Trung), and South Island (Dao Nam).

Among these, North Island (Dao Bac) is the administrative island, where a new administrative center is planned, with a highlight of a 5.2ha square and Sponge Park (Cong Vien Bot Bien) – the first waterlogged park in the South Central region (Nam Trung Bo). Embracing the full gift of nature from its river mouth location, Sponge Park (Cong Vien Bot Bien) is the first pillar of the Sponge City model, recreating the native wetland ecosystem through diverse landscape clusters such as terraced fields, lakes, dikes, and green islands.

Central Island (Dao Trung) is the Entertainment Island, expected to gather all entertainment products successfully developed by Sun Group nationwide, along with unique new shows. Central Island (Dao Trung) is expected to become the "heart of entertainment – leisure – resort" of the Nha Trang destination with art performance shows; adventure sports shows combining light effects and fireworks; floating markets; VuiFest night market… This place promises to ignite the night economy for Nha Trang and pioneer the introduction of hot spring villas, opening up a trend of therapeutic resort experiences right in the heart of the city.

Charmora City leverages its natural terrain to create a unique landscape and amenity system

South Island (Dao Nam) – the first launched subdivision, is a residential island with a plan for high-rise towers, commercial townhouses, and villas, while still ensuring a large green space density and a full range of high-class amenities. Besides the secluded residential space, the living value of South Island is elevated with a marina, resort park, riverside park, and natural therapy park, where residents can experience meditation and yoga therapy by the lake, bringing a balanced rhythm of life between spirit and body, feeling a life connected to nature.

The Charm Perspective - the first tower to debut at Charmora City

Architecturally, each project at South Island (Dao Nam) in particular and at Charmora City is a blend of ancient Champa culture and modern spirit, reflecting the colors of heritage. Among them, the most prominent is the iconic tower, The Charm. This is considered the first highlight that all visitors and residents will admire when traveling from Cam Ranh Airport (San bay Cam Ranh) to Nha Trang. The tower's design is inspired by the sacred lines in the architecture of Cham Towers (Thap Cham), Vietnamese Water Pavilions (Thuy Dinh Viet Nam), and the symbolic flower of Champa culture.

Not only possessing exquisite architecture, Charmora City marks the first time the Sponge City model – a breakthrough urban planning model in the world – is applied in Vietnam.

Originating from the philosophy of sustainable urban development, Sponge City is an advanced planning model applied in many countries such as China, the Netherlands, Singapore… with the ability to absorb – store – filter – reuse natural water resources. Inspired by the flexible structure of a sponge, these types of urban areas are designed to adapt to climate change, prevent flooding, cool the environment, and restore ecosystems.

In Nha Trang, Charmora City brings a breakthrough approach: instead of confronting nature, this urban area follows the flow, turning water into a source of life energy. Sponge parks, regulating lakes, rain gardens, and wetlands will act as “green lungs”, helping to balance the microclimate, regenerate water sources, while creating a soft landscape and unique identity for the urban area. With over 60ha of internal water surface, Charmora City is expected to operate as a closed ecosystem: water is absorbed – filtered – stored and reused, contributing to reducing the load on urban drainage systems, while creating a cool and healthy microclimate year-round.

“Not just a technical solution, Sponge City is also a statement of green living – where people are reconnected with nature, finding peace in the rhythm of modern urban life. Not just building an urban area, Sun Group is bringing to Nha Trang an international standard green living model, where nature is preserved and regenerated along with human development,” the chief architect of Charmora City affirmed.

The project is oriented to become the largest entertainment, commercial, and night-economy center in the South Central Coast

Simultaneously, the vision of a dynamic “night-economy center” will also be realized here. Charmora City not only welcomes tourists but also targets long-term residents – those seeking a second home in an international coastal city. From flexible workspaces, bustling commercial areas, to festival squares and yacht marinas, all living – working – entertainment – leisure activities are integrated within a single complex.

“After Ha Long, Da Nang, and Phu Quoc, Nha Trang is the next milestone in Sun Group's journey to beautify lands. With Charmora City, the group continues its mission to elevate local values, transforming a land rich in heritage into a center for living – vacationing – investing with international standards,” shared a representative from Sun Property .

Charmora City is not just the beginning of a new lifestyle, but also a declaration of the future city: where people live in harmony with nature, where the element of “water” becomes a source of prosperous energy, where each construction carries the breath of culture and the aspiration for sustainable development.
